However, as a respected and powerful real estate company, addressing the problem with sub-standard property management practices is unacceptable.
Sure, most tenants renting in poor areas get what they get with little recourse, and I am sure that the Franklin Group has to deal with significant loss from irresponsibility. But, Franklin doesn't manage their rentals responsibly. They almost killed me..

We rented from Franklin Group- our home was located in Syracuse, Utah. We had nothing but problems with our home rental and were treated pretty poorly by Franklin Group's rental agent as well. Upon moving in, we had to address very large outstanding utility bills. The kitchen had been left unfinished and the house was covered in construction dust. Pipe connections had not been handled correctly-they had let the sprinkler system pipes burst in winter without notifying the owner- and also the laundry room flooded in the first few days. There is a big pest problem (mostly families of mice that feel very comfortable in the walls and attic). The toilet would not flush and we had to use a bucket to keep conditions more or less sanitary until they came to replace it 9 months later. Pipes just burst in the front yard and Syracuse City held us liable for hundreds of dollars in water usage during that time. When attempting communication with the landlord, he put us off repeatedly and talked to us with a superior tone as well as mistrust. He was rude and hung up on us repeatedly. Toward our time of moving out he one day called us with crazy accusations that we had left the place in poor condition. We had not left and the place was fine. We took great care to clean everything to perfection before we left and returned the keys. Since then, we have not received confirmation that Franklin Group got the keys, and when we called to inquire about return of our deposit money we were, of course, hung up upon again. There is no way to communicate effectively with someone in that company that will take responsibility with how rentals are handled. They have one agent and no professionalism. I feel very cheated on.

She gave us honest opinions, never tried to push us into anything and was extremely patient. Even though we knew she was working with other home buyers and sellers, we ALWAYS felt like we were her #1 priority. And that attention and care meant the world. At the close of our purchase, we had some unexpected issues come up and she went above and beyond to make things right.
Using a swear word is super bad in isolated conservative parts of the United States. It's a reason to bring police officers to enforce your self-righteousness and safety. Even though a property management company can allow carbon monoxide poisoning, swearing is intimidating enough to require armed law enforcement.
I met the owners and was very impressed, they are difinately first class and really care about their agents. I would not hesitate to refer anyone to them.

Property management is almost non-existent. I mean, on-the-side after hours. After a tough-guy condensending speech wile signing the lease, the property manager was unreachable. I got carbon monoxide poisoning after one day in the duplex, and the only response I got from the property manager was a knock on the door with police.

I used the "s" word in a text describing the leftover pile of trash in the backyard, the multiple plumbing problems, and or many other issues a property manager should have taken care of before renting.
